How This Calculator Works

An amortization schedule shows every monthly payment over the life of a loan, split into interest and principal, and the balance left after each one. Interest is charged on the balance still owed, so the interest part shrinks and the principal part grows over time.

The Formulas

EMI = P × r × (1 + r)n ÷ [(1 + r)n − 1]
Interest = Balance × r  ยท  Principal = EMI − Interest
P = loan amount  ยท  r = annual rate ÷ 12 ÷ 100  ยท  n = tenure in months

What Each Input Does

Loan Amount
The amount borrowed, which is the starting balance.
Annual Interest Rate (%)
The yearly rate, converted to a monthly rate.
Loan Tenure (Months)
The number of monthly payments, and so the number of rows in the schedule.

Step by Step

  1. The fixed EMI is worked out.
  2. Each month, interest = balance × monthly rate.
  3. Principal repaid = EMI − interest, and the balance goes down by that amount.
  4. The last payment is adjusted so the balance ends at exactly zero.
  5. Interest from every month is added up to give the total interest.

Reading the Result

Schedule โ€“ see how much of each payment reduces your loan, and the balance at any month.

Quick Example

Loan 100,000 at 12% for 12 months. The EMI is 8,885. In month 1, interest is 100,000 × 1% = 1,000, so 7,885 goes to principal and the balance falls to 92,115. Over the year you pay 6,619 in interest and 106,619 in total.
